House roof is off and second floor started.
We salvaged the plywood sheathing and gave the trusses away.
(Saved some $$$ on dump fees)

The existing basement had 4 small windows.
We've cut openings for 3 - 6 foot wide by 3 foot windows in bedrooms and home theatre room
and 2 - 3 foot by 3 foot windows in new laundry and bathroom.

The new windows are only 18 inches below grade so there's lots of light and even views.

We renovated the garage first to use as a job shack and workshop while the house is being renovated.

Project Overview

Renovation and addition to mid-1970's bungalow.

Existing residence is approximately 1,100 square feet with 3 bedrooms, 1 bath, undeveloped basement and detached single car garage.

The basement will be developed with two bedrooms, bathroom, laundry and home theatre room.

The main floor will be re-arranged to include one bedroom, one bathroom, and office and great room with kitchen, dining and living areas. Two covered decks will be added to this level as well as a mudroom and stairwell addition.

A second floor will be added for a master bedroom suite of 480 square feet.

All mechanical and electrical systems will be replaced.

The heating system will be a zoned forced air system with a high efficiency furnace and heat recovery ventilator. Tiled floors (baths, entryways) will have hydronic floor warming.
The heat source for floor warming will be an on demand water heater linked to a solar water heating system.
This system will also provide domestic hot water.

A high efficiency wood burning fireplace will supplement space heating and will be connected to the forced air system.

Wall insulation will  be R30 (fiberglass batts and EPS insulation) and roof insulation will be R50 fiberglass batts. The building envelope will be sealed with spray foam at rim joists, corners, lintels, cantilevers (there's only one, couldn't be avoided) and ventilation controlled with the new mechanical systems.
The vapour barrier will be "smart", i.e. Certainteed Membrain.

We'll install a continuous weather resistant barrier between exterior plywood sheathing and EPS insulation and a rainscreen between the EPS insulation and cedar siding.

We'll be sending a letter of apology to our utility providers and their shareholders.
